How a Remodeling Business Gets to $1M With AI Estimates
Can a remodeling business reach $1M with AI estimates? NAHB data shows a 6.3% average net margin. Here is the math, the tools and the risks.
Handoff, an AI estimating tool for residential remodelers, announced a $5.8 million strategic funding round on 2 July 2025 and says it has more than 10,000 monthly active users. A $1 million remodeling business is realistic, but the math is tight: NAHB's 2026 study found the average remodeler kept a 6.3% net profit margin in fiscal 2024. Faster estimates help you win jobs. They do not fix thin margins.
What is the AI estimates opportunity for remodelers?
The opportunity is speed, because manual takeoffs are slow. Handoff markets this exact gap: its remodelers page promises "a complete, priced takeoff in under 2 hours" on its Scale plan (company claim, as of 13 October 2026), and says estimates connect with Lowe's and Home Depot pricing.
Who pays? The homeowner pays the contractor, and the contractor pays for the software. Demand context: the same NAHB study found remodelers reported $2.7 million in revenue on average in fiscal 2024, and NAHB says homeowners have leaned toward upgrading rather than buying, which it links to housing affordability.
Why now? Estimating is the repeatable, paper-heavy step in the sales process, which is where software has the most to offer. XBuild raised a $19 million Series A reported on 22 January 2026 for AI estimating and proposals, starting with roofing and insurance restoration.
How much can a remodeling business make?
On average, about 6 cents of every revenue dollar. NAHB's study of fiscal 2024 reports a 29.9% gross margin and 6.3% net margin, up from a 4.7% net margin in 2021. Operating expenses averaged $646,000, or 23.6% of revenue. Those are averages across surveyed firms, not a promise for a new business.
Below is an example estimate. Job counts and sizes are assumptions chosen for illustration, and the margins are the NAHB 2024 averages applied as-is.
| Version | Assumption | Revenue | Gross profit at 29.9% | Net profit at 6.3% |
|---|---|---|---|---|
| Small | 10 jobs a year at $35,000 | $350,000 | $104,650 | $22,050 |
| Medium | 20 jobs a year at $50,000 | $1,000,000 | $299,000 | $63,000 |
| Large | 36 jobs a year at $75,000 | $2,700,000 | $807,300 | $170,100 |
The medium case is the title's $1 million. At the NAHB average margin it nets about $63,000 before the owner's own pay is considered, and NAHB does not say whether owner pay sits inside operating expenses for every firm. Many new firms will run below average. Many strong firms run above it. Your gross margin depends on whether you price from real supplier quotes, which is where a good estimate earns its keep.
Software cost is small by comparison. JobTread publishes a $199 per month base plan (as of April 2026, per JobTread), or about $2,388 a year before its 20% annual discount. That is under 0.25% of $1 million in revenue. The real cost is your time and the cost of a bad estimate on a $50,000 job.
Which companies are already doing this?
Four funded companies show different angles. None is a template for what $5,000 to $50,000 can do, so each entry ends with what you can copy.
| Company | What it does | Funding (as reported) | What you can copy |
|---|---|---|---|
| Handoff | AI estimating assistant for residential contractors | $5.8M strategic round, 2 July 2025; Nemetschek Group, Masco Corporation, plus existing investors Initialized Capital, Afore, YC, Greycroft | Send a written proposal fast after first contact |
| XBuild | AI estimates and proposals, roofing and insurance restoration first | $19M Series A, reported 22 January 2026; N47 leads, with Rackhouse Ventures and Andreessen Horowitz participating | Offer tiered "good, better, best" options on every quote |
| Block Renovation | Renovation service with fixed-price estimates | $50M Series C, 9 November 2021, led by SoftBank Vision Fund 2; $104M raised in total | Start with one narrow job type (it began with bathrooms) |
| Curbio | Pre-sale renovation, paid at closing | $65M Series B, reported 18 January 2022, led by Revolution Growth; $93M raised in total | Target a clear buyer: home sellers and agents |
Handoff. The company describes itself as an AI teammate for residential contractors and homeowners. Its claims of 10,000 monthly active users and $6 billion in annualized projects are self-reported. One testimonial on its site says a San Antonio remodeler landed a $118,000 remodel in his first month. That is a vendor-selected story, not a typical result.
XBuild. The company says it has more than 15,000 completed projects and about $250 million in construction volume since its 2025 launch, according to FinTech Global. It plans to expand into HVAC, concrete and window installation.
Block Renovation. TechCrunch reported that Block gives estimates "within 5% to 10% accuracy" and added Los Angeles and kitchen remodeling after its $40 million Series B led by Giant Ventures. The funding was in 2021, so this is history, not a current performance check.
Curbio. It runs a fix-first, pay-at-closing model with an average project of about $50,000, according to FinLedger. The company claims a 20% higher selling price on its projects, which is a company claim.
For another trade with a similar quote-first strategy, see this painting startup that raised $7M with fast online quotes. For a related estimating angle, see the roofing insurance claims estimating service.
What did funded companies do with millions, and what can you do with $5k?
The funded companies spent millions on software, national expansion and operations. You can copy the sales behavior, not the budget. With $5,000 to $50,000, the realistic version is:
- Pick one job type (bathrooms, kitchens, decks) and build a price book from your own supplier quotes.
- Use an estimating tool to produce a written proposal the same day you visit.
- Send every proposal with tiered options.
- Track how many estimates become signed jobs. That ratio is your business.
Do you need a licence or certification?
It depends on your state and the job. Licensing rules for remodeling vary widely across the US, so start with your state contractor board. California, for example, has a licensing board covering about 285,000 contractors in 45 classifications, and limits home improvement down payments to $1,000 or 10% of the contract price, whichever is less.
A federal rule applies in every state. The EPA's Renovation, Repair and Painting program requires that anyone paid to perform work that disturbs painted surfaces in pre-1978 homes, childcare facilities and preschools be certified. It covers sole proprietors, landlords and house flippers. EPA runs the program in most states. Alabama, Delaware, Georgia, Iowa, Kansas, Massachusetts, Mississippi, North Carolina, Oklahoma, Oregon, Rhode Island, Utah, Vermont and Wisconsin run their own authorized programs (as of EPA's page updated 17 June 2026).
Licensed work is not a "no skill needed" business. If you hire licensed subcontractors for electrical, plumbing or gas work, make sure they carry their own licences and insurance.
How much does it cost to start?
Plan on costs that go well beyond software. Treat the table as a checklist of line items to quote yourself, since prices vary by state and trade.
| Item | Cost basis |
|---|---|
| Estimating and job software | JobTread lists $199 per month for the base plan (April 2026); Handoff does not publish prices |
| Licence and bond | Set by your state board; get the current fee schedule |
| Lead-safe firm certification | Required for pre-1978 homes; check EPA's current fee |
| Insurance | General liability and workers' compensation quotes from a local broker |
| Truck, tools, dumpster | Highly local; get three quotes |
| Working capital | Enough to buy materials before the deposit lands |
How do you start a remodeling business with AI estimates, step by step?
Start by selling one job type to one neighborhood.
- Pick one job type you can price confidently, such as bathrooms or decks.
- Check your state contractor licence rules before quoting any work.
- Get the EPA lead-safe certification if you will touch pre-1978 homes.
- Buy general liability insurance and, if you hire, workers' compensation.
- Build a price book from three supplier quotes per material.
- Trial an estimating tool. Handoff offers a free trial (check terms); JobTread has a 30-day money-back guarantee on monthly plans, no free trial.
- Write a one-page proposal template with photos, scope, exclusions and payment schedule.
- Quote within one business day of every site visit.
- Check each AI-generated line item against your own supplier price before sending.
- Track close rate, gross margin per job and days from visit to signed contract.
Which free tools and resources can you use?
Few full estimating tools are free long-term, so use trials to decide.
| Tool | What for | Free plan limit | Link |
|---|---|---|---|
| Handoff | AI estimates, proposals | Free trial offered (check terms on company site) | handoff.ai |
| JobTread | Estimating, job management | No free trial; 30-day money-back on monthly plans | jobtread.com |
| EPA RRP program pages | Lead-safe rules | Free | epa.gov |
How can you use AI in a remodeling business?
Use AI where mistakes are cheap to catch. Draft estimates, proposals and follow-up messages, then review. Handoff says its AI Takeoffs run on plans of 7,000 square feet or below and are limited to the Scale plan, so check which plan includes the feature you need. For answering calls, see reselling AI receptionists to contractors. For takeoffs, see the AI electrical takeoff side hustle.
How do you scale it faster? Scale by repeating what closes. Add a project manager before a second crew. Keep the same estimating process as volume grows. Compare to a related trade: the HVAC $1M path leans on call capture, while remodeling leans on estimate speed and close rate.
What are the risks?
Construction is a hard business to keep alive. BLS data on establishments born in March 2013 shows 76.0% of construction establishments survived year one and 40.1% survived ten years. Construction had the steepest first-year drop, 24.0 percentage points against 20.4 overall. These figures include closures for any reason.
Other risks: an AI estimate that misses a hidden condition, such as rot behind a wall, still falls on you. Material prices move between quote and purchase. Unlicensed work can bring fines and voids protections for your customer.
What's still unclear?
Two things. First, accuracy figures for AI estimates are vendor claims, not independent tests against experienced human estimators. Second, the NAHB margin is an average of surveyed firms, and surveyed firms are probably more established than a brand-new startup.
This is research, not legal, tax or financial advice.
Frequently asked questions
Can a remodeling business really reach $1M in revenue?
Yes, but revenue is not profit. NAHB's 2026 study found the average residential remodeler reported $2.7 million in revenue for fiscal 2024 with a 6.3% net profit margin. A $1 million firm is below that average. Reaching it depends on winning enough signed jobs, not on estimating software alone.
What do AI estimating tools for remodelers actually do?
They turn photos, plans or job details into a priced scope using material and labor cost data. Handoff says its estimates connect with Lowe's and Home Depot pricing and that costs update daily for every US city. Treat accuracy claims as vendor claims and check every line against your own supplier quotes.
Do I need a licence to start a remodeling business?
Usually yes for some work, and rules vary by state. Separately, federal EPA rules require lead-safe certification for paid work that disturbs painted surfaces in pre-1978 homes. Check your state licensing board and EPA's Renovation, Repair and Painting program before you quote a job.
How much does estimating software cost?
It varies. JobTread publishes a $199 per month base plan with one internal user, with a 20% discount for annual billing, as of April 2026. Handoff names plans called Flex, Pro, Scale and Custom but shows no dollar prices on its remodelers page as of 13 October 2026.
How many construction businesses survive?
BLS data tracking establishments born in March 2013 shows 76.0% of construction establishments were still operating after one year and 40.1% after ten years. The figures count closures for any reason, including sales and retirements, so they overstate outright failure.
