Estimate Construction Bids From Your Laptop: The Remote Business Contractors Pay For
Start a remote construction estimating business: what funded rivals do, example monthly math, costs, tools and the risks of AI squeezing the work.
Venture investors are funding companies that automate construction estimating, which tells you contractors have a real, recurring need for fast bids. Handoff, which builds an AI agent for small remodeling contractors, raised $5.8M in June 2025 and says it has more than 10,000 monthly active users. A solo operator can sell the same service, takeoffs and bid packages, from a laptop for far less capital, but the software is also a competitor, so this is a business with a narrowing moat, not a sure thing.
What is the construction estimating business opportunity?
Small contractors win work by bidding, and bidding means measuring plans and pricing the job, which is slow and unpaid until a bid wins. A remote estimator takes the plan files, does the quantity takeoff and pricing, and returns a bid-ready package, so the contractor spends time on site instead.
Handoff's CEO describes the target as small teams. In the Commercial Observer report, Dmitry Alexin says the company is "very much focused on SMB companies, because we find that this space is the most underserved." Handoff, founded in 2019 and based in Austin, says it automates estimates, proposals and invoices for small residential and remodeling contractors. Those are company claims, not audited figures.
The labour side matters too. The Bureau of Labor Statistics counted 226,400 cost estimator jobs in 2025, and specialty trade contractors employ the largest share (33%). That is the customer base: firms big enough to need bids, often too small to want a full-time estimator.
The counter-trend is real. BLS projects employment of cost estimators to fall 3% from 2025 to 2035 and notes that cost estimation software is improving the productivity of these workers. Your service competes with tools, and you should plan for that from day one.
How much can a construction estimating business make?
Example estimate: a solo estimator can plausibly clear a low four-figure monthly profit part-time and a mid four-figure profit full-time, but only if clients keep sending plans. None of these numbers are market rates or promises. They are arithmetic on assumptions you should replace with quotes from your own local market.
| Small (side business) | Medium (full-time solo) | Large (you plus freelancers) | |
|---|---|---|---|
| Jobs per month (assumption) | 8 | 20 | 45 |
| Price per bid package (assumption) | $300 | $400 | $450 |
| Revenue | $2,400 | $8,000 | $20,250 |
| Software (Kreo Pro, assumption: 1 seat; 3 seats for large) | $175 | $175 | $525 |
| Freelance estimator pay (assumption: $200 x 35 jobs) | $0 | $0 | $7,000 |
| Insurance (assumption) | $100 | $100 | $200 |
| Marketing (assumption) | $150 | $300 | $800 |
| Total costs | $425 | $575 | $8,525 |
| Monthly profit before tax | $1,975 | $7,425 | $11,725 |
| Your hours (assumption: 4 hours per job) | 32 | 80 | Review and sales only |
Three honest caveats. First, the table assumes every job is billable at that price, and early on many bids will be free samples. Second, profit before tax ignores self-employment tax and your own health insurance. Third, four hours per package is an assumption: a large commercial set with many trades can take far longer, and a fixed price turns that into your loss.
The sensible test is to price per project, not per hour, after you have timed five real jobs.
Which companies are already doing this?
Five funded companies show where the market is heading. Most sell software to the contractor directly, which is the competitive pressure on a solo service. Funding figures below are as reported on the dates shown.
| Company | What it does | Funding reported | What you can copy |
|---|---|---|---|
| Handoff | AI agent for estimates, proposals, invoices for small remodelers | $5.8M strategic round led by Nemetschek Group and Masco, 3 June 2025 | Focus on small teams that big software ignores |
| Bild AI | Division 8 (doors, frames, hardware) takeoff and pricing | $3.1M raise, per a Business Insider headline dated 3 July 2025; backed by Khosla Ventures | Pick one narrow trade and own it |
| Togal.AI | Measures and labels spaces on drawings | $5M pre-Series A SAFE, 21 March 2023 | Sell speed on the measuring step |
| PLAN0 | Cost estimates from architectural plans | YC Spring 2026 batch | Go after developers who want numbers in minutes |
| FlowManual | Estimating, bidding and purchasing for general and MEP contractors | YC Summer 2026 batch | Offer buying and bid review, not just takeoff |
What they did with millions. Bild AI, a Y Combinator Winter 2025 company, reads blueprints and specs, builds door schedules and prices the bid. It says clients have bid 50% more with smaller estimating teams. That is a company claim. Its narrow focus, one section of the building spec, is the idea to steal.
Togal.AI said in 2023 that it serves 25 of the 400 largest US contractors. Those are the customers a solo service will not win, which tells you to stay with small and mid-size firms.
PLAN0 says it uses vision models to generate cost estimates from plans in minutes. FlowManual, a two-person YC company, pitches AI for the contractor back office. Both describe their own product; neither page states a verified revenue figure.
What you can do with $5k to $50k. You cannot out-build these teams on software. You can out-serve them on one trade, one region and one turnaround promise: bids back within a day, a human who answers the phone, and a person who signs off on the numbers. Related plays: electrical takeoffs, roofing estimates and quote-first painting.
Do you need a licence or certification to start?
The Bureau of Labor Statistics lists no licence or certification requirement for cost estimators. It says the typical entry route is a bachelor's degree, though workers with several years of construction experience sometimes qualify without one.
Business rules still apply. The SBA says local governments determine registration, licensing and permitting requirements, and that requirements vary by activity and location. Registering the business itself usually costs under $300, though fees vary.
Keep your scope to estimating. If you start advising on means and methods, signing as a contractor or taking a share of the build, state contractor licensing rules may apply, and your state licensing board is the place to ask before you do. This is research, not legal, tax or financial advice.
How much does it cost to start?
Example estimate: most of the spend is software and insurance, and a laptop you already own covers the rest.
| Item | Low | Typical |
|---|---|---|
| Business registration (SBA: usually under $300) | $100 | $300 |
| Takeoff software (Kreo Lite $35 to Pro $175 per month, billed annually) | $420 per year | $2,100 per year |
| Professional liability insurance (assumption) | $600 per year | $1,500 per year |
| Website and domain (assumption) | $100 | $300 |
| Sample project work (your time) | $0 | $0 |
| Total, first year (assumption) | about $1,200 | about $4,200 |
Kreo's list prices are as of 13 October 2026 and are per user per month, billed annually, with a 7-day free trial and no permanent free plan listed on the pricing page. Insurance and website figures are placeholders: get quotes.
How do you start a construction estimating business, step by step?
- Pick one trade. Flooring, drywall, electrical, roofing or concrete. A specialty beats "all estimating".
- Learn the takeoff method by hand. If you cannot check the software's output, you cannot sell it.
- Trial software. Use the free trials on two or three tools and run the same plan through each.
- Build three sample bid packages from public plans, with a takeoff sheet, assumptions and exclusions.
- Register the business and check local licensing with your state and city.
- Buy professional liability insurance. Ask a broker about errors and omissions cover for estimators.
- Write a one-page scope and terms: what is included, turnaround, revision limits, and that final pricing responsibility stays with the contractor.
- Find ten target contractors in one metro area and offer one free small takeoff.
- Price per package, then raise prices after you have timed your first five jobs.
- Track accuracy. Ask each client how the winning bid compared to yours, and fix your method.
- Ask for referrals after the first win.
- Add a second trade only after the first is steady.
Which free tools and resources can you use?
| Tool | What for | Free plan limit | Link |
|---|---|---|---|
| Kreo | AI-assisted takeoff | 7-day trial, no permanent free plan listed (as of 13 October 2026) | kreo.net |
| BLS Occupational Outlook Handbook | Pay and outlook context | Free | bls.gov |
| SBA business guide | Licences, structure, registration | Free | sba.gov |
| Spreadsheet software | Pricing sheets, assemblies | Varies by vendor | Your choice |
Free tools stop working when you need repeatable assemblies, reports and several seats. Kreo's Plus plan adds an assemblies database and reports; Pro adds Auto Measure and Auto Count.
How can you use AI in a construction estimating business?
Use AI for the repetitive measuring and keep a human on the judgment. Auto-measure and auto-count features can read a plan set and propose quantities; you check them against the drawings and fix the misses.
Other uses: draft scope-of-work summaries, flag items in the plans that commonly get missed, and use an AI receptionist to catch inbound enquiries while you work. Keep client plans out of any tool whose terms let it train on uploads, and read each vendor's data policy.
Bild AI says its tool turns days of takeoff into hours. If that holds for you, price on the value of a bid delivered tomorrow, not on hours worked, or AI will push your price down.
How do you scale it faster?
Scale by trade and by turnaround, not by headcount. Once you have steady clients, subcontract overflow to freelance estimators you have trained, and review every package before it ships. The large column in the table above assumes that model.
Marketing channels worth testing: direct outreach to contractors in one metro, supplier relationships (lumber yards, distributors), and local trade associations. Free tools stop when you need team seats, version control on bids and client portals.
What are the risks?
The base rate for construction businesses is hard. In the BLS survival data for construction establishments opening between 1994 and 2007, roughly 71% to 78% were still operating after one year, 33% to 48% after five, and 25% to 33% after ten. An estimating service has lower overhead than a crew, but it shares the client base's cycles.
Specific risks:
- Software competition. Funded companies sell directly to contractors, and BLS projects a 3% decline in estimator jobs by 2035.
- Error liability. A missed line item can cost a contractor a job's margin. Insurance and clear terms matter.
- Client concentration. Two clients can be 60% of revenue, and when they stop bidding, you stop earning.
- Seasonality. Bid volume follows construction cycles.
What's still unclear?
The prices in the tables are assumptions, not market data, and no public benchmark for what remote estimators charge is cited here. Accuracy and speed claims from Bild AI, Togal.AI and others are company-reported.
The biggest open question is whether a human-led service survives as takeoff software gets better, or becomes a thin layer of review. The honest bet is the second: expect to sell judgment, local pricing knowledge and trust.
Frequently asked questions
Can you start a construction estimating business from home?
Yes, the work is done on a laptop with plan files, takeoff software and a spreadsheet. The US Bureau of Labor Statistics says estimators work mostly in offices and lists no licence for the occupation. State and local rules on business registration still apply, so check with your state and city before taking clients.
Do you need a degree to be a construction estimator?
The Bureau of Labor Statistics says cost estimators typically need a bachelor's degree, but workers with several years of construction experience sometimes qualify without one. In practice, contractors hire on whether your numbers hold up. A trade background in the work you estimate is the strongest credential a solo operator can show.
How much do construction estimators earn?
The Bureau of Labor Statistics reports a median of $78,740 a year for cost estimators as of May 2025, with the top 10% above $130,820. That figure covers employees and excludes self-employed workers, so it is a reference point, not a forecast of what an estimating business will earn.
Will AI replace construction estimators?
AI is shrinking the time takeoffs take. Bild AI says it turns days of takeoff into hours, and the Bureau of Labor Statistics projects employment of cost estimators to fall 3% from 2025 to 2035. The safer position is estimator plus AI: you review and stand behind the numbers.
What software do estimators use for takeoffs?
Kreo lists plans from $35 to $175 per user per month, billed annually, as of 13 October 2026, with a 7-day free trial. Its Pro plan adds Auto Measure and Auto Count. Other tools exist, so test two or three on a real set of plans before paying for a year.
