Leasing Apartments With AI: The Idea Behind EliseAI's $2.2B Valuation

AI apartment leasing has attracted large private investment. Angel Investors Network reported that EliseAI raised $350 million at a $4 billion valuation, announced on 29 September 2026. Its earlier $250 million Series E in August 2025 set a $2.2 billion post-money valuation, so the two rounds total $600 million. The core idea is simple: answer every leasing inquiry fast, book the tour, and follow up until the prospect signs.

What is the AI apartment leasing opportunity?

Apartment leasing teams answer the same prospect questions, book tours and send follow-ups all day. EliseAI sells software that does this work in SMS, calls, email and chat. Its product page says the software answers questions within minutes, including after hours.

Angel Investors Network describes EliseAI's software as automating back-office operations for housing and healthcare organizations, including leasing, maintenance and administrative workflows. Multiples.vc describes the platform as designed for the healthcare and housing (property management) industries. The buyers are operators, not the renters who call them.

How much has EliseAI raised, and at what valuation?

The company has closed two rounds in the period covered by these sources. The table uses the same rows for each round.

Valuations are as reported in each source, as of the dates shown. A private round sets a price for that round only. It is not a public market quote.

What does the software do after a prospect calls?

According to EliseAI's product page, the workflow covers the full leasing sequence. The steps below follow the company's own description.

  1. The AI answers prospects and residents over SMS, calls, email and web chat, including after hours.
  2. It schedules tours, lets prospects book their own self-guided tours, and manages rescheduling.
  3. It sends post-tour follow-ups.
  4. During self-guided tours by phone or text, EliseAI's January 2025 blog post says the AI gives unit-specific information and guides the prospect through check-in, key collection and credit card verification.
  5. After the lease, the product page describes payment reminders, follow-ups on balances, payment plans, renewal tracking and renewal offers.

Swiftlane, in a 2023 review, says the system uses natural language processing and interactive voice response (IVR) to engage prospects.

Does the valuation match the revenue?

EliseAI says it surpassed $200 million in annual recurring revenue (ARR) in June 2026, according to Angel Investors Network. That is a company-reported figure. Multiples.vc lists a 20.0x revenue multiple for the company as of September 2026.

The arithmetic matches: $4 billion divided by $200 million is 20. The two figures come from different dates, though. ARR is as of June 2026, and the valuation is as of September 2026. A company that doubles each year becomes harder to double as its revenue base grows, so the growth claim deserves scrutiny as the company scales.

What can a small operator copy?

EliseAI raised $250 million and then $350 million. A reader with a small budget cannot copy that scale. What can be copied is the narrow workflow: one inquiry channel, one set of approved answers, and one follow-up sequence.

  • Pick one job. Start with after-hours replies for one property manager. That is the part of the workflow the company describes most clearly.
  • Write the answers first. List the questions leasing staff answer most often, and write the approved answer for each one.
  • Measure before and after. Record response time and tour bookings for a set period before any tool is added, then compare.
  • Resell before you build. The reseller approach is covered in how to resell AI receptionists to contractors. The same logic applies to apartment operators.
  • Check the rules first. Property management and leasing services can fall under state rules. This article does not cover those rules, so confirm them in your state before you offer leasing, rent collection or delinquency work.

The sources here give no pricing for EliseAI's product, so no price is shown for any version of this model.

What's still unclear?

  • Pricing. None of the sources cited here gives EliseAI's prices or a per-unit fee, so this article shows none.
  • Single-source details. The Series E lead investor and the 2017 founding year come from one source, Multiples.vc. The AI-guided tour details and the Swiftlane description also rest on single sources.
  • Company-reported claims. The $200 million ARR and the five years of 100% growth both come from the company.
  • Outcomes. The sources describe what the software does but do not publish customer results such as tour conversion, renewal rates or cost savings for operators.
  • Weakest point of the argument. This is one company, and its funding reflects investor belief in its growth. A funded example does not show that a small agency will win customers.
  • Title figure. The headline uses the $2.2 billion valuation from August 2025. The most recent valuation reported in the sources is $4 billion, as of September 2026.
